Homeowner's notebook / Kitchen planning
Planning a kitchen remodel in San Jose & the Bay Area
Begin with what needs to work better: storage, preparation space, seating or a connection to the next room. Then decide how much of the existing kitchen will change. That decision makes a conversation about cost and timing more useful.
Choose the scope before comparing kitchen estimates
| Project scope | Decisions to make | What needs closer review |
|---|---|---|
| Keep the arrangement | Cabinets, counters, backsplash and appliances that stay in roughly the same positions. | Existing connections, cabinet dimensions, repair limits and compatibility with new products. |
| Rework the room | A different island, more storage or a new sink and appliance arrangement. | Plumbing routes, electrical supply, ventilation and movement around open doors and drawers. |
| Open or expand | Connect the kitchen to another room or combine the work with an addition. | Structure, engineering, approvals and the extent of flooring and finish work in adjacent spaces. |
Build the budget around a defined scope
Separate construction work from product selections and owner purchases. Ask whether demolition, protection, debris removal, cabinetry installation, counter fabrication, appliance connections and finish repairs are included. A cabinet allowance is easier to compare when its quantity, construction and installation responsibilities are clear.
Keep an explicit reserve for work that cannot be confirmed until existing surfaces are opened. Discuss how discoveries will be documented and priced before additional work is authorized. R&B prepares project-specific estimates after reviewing the scope and property; this guide is not a price quote.
Work backward from the decisions and deliveries
A useful schedule distinguishes design and selections, any required approvals, product lead times and on-site construction. Confirm appliance models before finalizing cabinets. Coordinate countertop measurement with installed cabinetry and the selected sink, then allow for fabrication and installation.
Ask when cooking, refrigeration and the sink will be unavailable. Agree on a temporary meal-preparation area, access routes and dust separation before demolition. A target completion date should identify which deliveries and decisions it depends on.
Check the permit path for your property
San Jose provides an online permit route for qualifying minor kitchen and bathroom remodels. Eligibility depends on the actual work, not simply the room name. Review the city's current criteria before assuming your project qualifies. Structural changes and additions have a different review path.
