What these numbers mean — and what they do not

Some cosmetic updates cost much less and complex luxury or structural projects can cost substantially more.
A written construction proposal should identify demolition, labor, materials, cabinetry, countertop fabrication, appliances, design and engineering, permit costs, sales tax where applicable, disposal, allowances, exclusions and the process for changes. Never compare bids based only on a headline number.
Five decisions that influence the estimate
Start with the layout. Moving the sink, range, walls or windows can add design, structural, electrical and plumbing work. Cabinet construction and quantity also change price substantially. Countertop material and edge details, appliances, lighting and ventilation should be selected or allowed for before comparing totals.
Consider adjoining rooms: the new kitchen floor may need to meet existing flooring and the wall finish may extend beyond the kitchen. Existing electrical capacity, concealed water damage and prior unpermitted work can also affect what is needed when surfaces are opened.
San Jose minor versus major kitchen remodel permits
The City of San Jose distinguishes cosmetic work from minor and major remodeling. Some cosmetic replacements are exempt from building permits.
