From ideas to a clear plan

Design support for your project.

We agree on deliverables, revisions, professional coordination and fees for your specific project before work begins.

01

Floor plans & space planning

Explore room layouts, circulation, storage and furniture placement around the way you want to live. Compare layout options before committing to a construction scope.

02

Interior design & material selections

Coordinate cabinetry, countertops, flooring, tile, fixtures and finishes into a cohesive design that reflects your priorities and budget.

03

3D interior & exterior visualizations

Preview proposed spaces, materials and exterior treatments. Visualizations help communicate design intent as the plans and selections develop.

04

Architectural & engineering coordination

Coordinate project requirements, design decisions and drawing revisions with architects and engineers as needed. Required professional services and responsibilities are identified in the project scope.

05

Permit drawing support

Help organize existing-condition information, proposed plans and supporting documents for the project team. Drawing requirements are reviewed for your property and proposed work.

06

Permit application support

Help coordinate submission documents, track review comments and organize responses with the responsible designers. Permit decisions and review times remain with the local authority.

A useful starting point

Start with your property and priorities.

Share your address, any existing plans, photos, inspiration and a target budget. We can discuss what you want to change, which decisions come first and who needs to be involved.

Architecture and engineering

Architectural and engineering services are coordinated with appropriately licensed professionals where required. The project agreement identifies who prepares drawings, provides calculations and manages permit submissions.

Design and permitting scope, professional fees, city fees and construction costs are clarified separately in your proposal.

Before you begin

A few things you might be wondering.

Every home is different. Let’s talk through the details of yours.

Can I start without existing plans?

Yes. Start with your ideas, property address and photos. We can discuss the information and design work needed for the next step.

Can you work with my architect or designer?

Yes. Share the current drawings and contact details for your project team so we can discuss coordination, construction scope and responsibilities.

Are 3D visualizations the same as permit plans?

No. Visualizations communicate appearance and design intent. Permit drawings and any required calculations are separate deliverables defined for your project.

How long do design and permits take?

Timing depends on project complexity, decisions, drawing revisions and local review requirements. We discuss the expected sequence after reviewing your scope; approval dates cannot be guaranteed.
