How to compare remodeling estimates for your Bay Area home

Two totals are only comparable when they describe the same work. Put estimates beside one another and identify the assumptions behind each price. Resolve missing details while the project is still on paper.

Give each contractor the same brief

CSLB recommends obtaining at least three written bids based on the same plans, specifications and scope. Share the same drawings, product list and property information with each bidder. Ask for clarification when an unusually low number leaves work unexplained.

For a kitchen, compare cabinet quantities, counter fabrication and appliance connections. For a bathroom, compare wet-area preparation, fixtures and enclosure details. If the descriptions differ, request a revised scope before treating the totals as equivalent.

Separate a fixed selection from an allowance

An allowance is a placeholder for an item that has not been fully selected or priced. Ask what quantity and level of product it assumes, whether labor is included and how any difference will be calculated. Keep owner purchases visible in the project budget even when they are outside the contractor's price.

Use three labels in your comparison: included, excluded and needs clarification. A blank line should remain an open question rather than being counted as included at no cost.

Turn the agreed scope into a clear written agreement

CSLB's contract guidance describes the importance of documenting work, materials, price, payments, permit responsibilities and completion. Verify the contractor's current license record, ask about insurance and clarify who your project contact will be.
