Commercial Tenant Improvements

Fit out a leased commercial space by coordinating the tenant's layout, landlord requirements, existing utilities and planned opening date.

Set the boundary between tenant and landlord work

Review the handover condition with the landlord's work letter and the tenant's floor plan. Record who supplies each item, from base-building services to partitions, counters and finishes, so responsibilities are clear when pricing begins.

Work backward from move-in

Identify building access hours, delivery routes and any areas that must stay available to other occupants. Put owner-supplied equipment and furniture on the schedule with the trade work they depend on.

What should I bring before I request a build-out estimate?

Bring the landlord's work letter, any available shell drawings, your proposed use and a list of equipment. Photos of the space and a target opening date help focus the first site walk.
