Questions to Ask a San Jose Remodeling Contractor Before Hiring
Choosing a San Jose remodeling contractor involves more than comparing a price and a proposed start date. The interview should explain how the company will define the work, communicate with you and handle decisions once construction begins. Ask each candidate the same questions so you can compare the answers fairly.
Verify who will be responsible for the work
Ask for the exact contracting business name and license number. Check the current record directly with CSLB and discuss whether the license scope fits the proposed project. A logo or number printed on a proposal is a starting point for verification, not a substitute for it.
The CSLB homeowner checklist also recommends checking references and clarifying permits, timing and the written scope. Use it while reviewing candidates and their proposed agreements.
Ask about comparable work
Request examples that resemble the decisions in your project. A contractor discussing a kitchen layout change should be able to explain how cabinetry, structure and service work were coordinated, when those elements were part of the project.
Ask whether a photo shows completed work, a design concept or a supplier image. For references, focus on communication and how unexpected issues were addressed. A beautiful finished room does not tell you who made decisions or whether the owner understood the changes along the way.
Understand day to day supervision
Find out who will be your primary contact and who will supervise the work. Ask how questions are documented, how often schedule updates are provided and who can approve a change. Discuss how subcontracted work will be coordinated within the larger project.
A useful answer describes a process you can understand. “We will keep you informed” is less specific than an agreed update schedule and a written decision log. Ask what happens when your contact is unavailable.
Review scope and change management
Ask what is included in the proposal, what is excluded and which amounts are allowances. Confirm responsibility for drawings, permit applications, inspections, material purchases and final cleanup. Have unresolved conditions identified before comparing totals.
Request an explanation of the change-order process, including pricing and schedule effects. If a selection becomes unavailable, ask how substitutes will be approved. You should know how a decision becomes part of the agreed work and how the record will be kept.
Questions homeowners ask
Should the lowest estimate decide the choice? Compare the underlying scope and responsibilities first. A lower total may reflect fewer inclusions, different selections or conditions that have not yet been priced.
What should I bring to an initial meeting? Bring the property location, photos, priorities and any existing plans. A clear description of what must improve is more useful than a large folder of unrelated inspiration images.
