Kitchen Remodeling in Los Gatos

Kitchens for historic, hillside and postwar Los Gatos homes, managed from our Cupertino office.

Los Gatos is a Town with its own Building Division, and it treats older homes and hillside lots with particular care. We plan the kitchen so the Town review fits the scope.

Kitchen remodeling / Los Gatos

Los Gatos kitchens, from Victorians to the hills.

Neighborhoods near downtown, such as Almond Grove, include many houses built before 1941, which the Town considers potential historic resources. Interior kitchen work is generally simpler than exterior changes, but a new window or door brings Planning review.

The Town's electrification rules also matter. When kitchen circuits are added or altered under an electrical permit, Los Gatos expects readiness for a future electric range, so we include that wiring in the design.

Architectural services by our in-house licensed architect; design, architectural drawings and permits included.

Included in the scope

One contract, design through final inspection.

01

Home era and exterior review

We note the home's age and any planned exterior change so Planning involvement is known early.

02

Kitchen drawings

Our in-house architect draws the cabinet layout, lighting and appliance circuits, including electric-range readiness.

03

Town permit submittal

We prepare the Express Check or full remodel submittal and file it through the Town's Accela system.

04

Hood and gas scope

Ventilation and any gas changes are documented so the Town sees the complete kitchen work.

05

Construction and inspection

Our crew builds the kitchen and coordinates each Town inspection through final.

Town of Los Gatos Building Division

The Town of Los Gatos and kitchen permits.

Los Gatos keeps a separate Express Check checklist for non-structural interior remodels, while structural work, added area or exterior changes follow other routes.

  1. Interior-only kitchens. A non-structural kitchen remodel inside the existing walls may qualify for the Town's Express Check.
  2. Structural or exterior work. Removing a bearing wall uses the addition and remodel checklist, and a new window or door needs Planning approval first.
  3. Inspections. Rough and final inspections are scheduled with the Town Building Division as work progresses.

Kitchen remodeling process / Los Gatos

Steps for a Los Gatos kitchen with Town review.

Step 1

House history first

We note when the Los Gatos home was built and whether it sits in a historic district or on a hillside lot before sketching.

Step 2

Interior or exterior scope

If a window, door or vent changes outside, Town Planning approval comes before the building permit, so we sequence the two.

Step 3

Plan set and Accela filing

Our architect prepares the kitchen drawings and we file them with the Building Division through the Town's Accela portal.

Step 4

Construction with Town inspections

Rough electrical, gas and framing are inspected before drywall, then cabinets, counters and appliances finish the room.

Permit notes

Los Gatos permit notes for kitchens.

Express Check suits a Los Gatos kitchen that stays inside existing walls with no structural work; a beam or new opening uses the full remodel checklist.

Homes built before 1941 and properties in the Town's historic districts can need Planning sign-off for visible exterior changes, even small ones.

Typical timeline

What drives a Los Gatos kitchen timeline.

A Los Gatos kitchen that needs Planning approval for an exterior change has an added step before the Building Division can review the plans.

Hillside access and narrow driveways in parts of town can affect delivery days for cabinets and slabs, which we plan into the construction sequence.

Before you begin

Los Gatos kitchen remodeling questions.

Every home is different. Let’s talk through the details of yours.

Can a Los Gatos kitchen use the Express Check?

It may, if the work is interior and non-structural. Exterior changes need Planning approval, and structural work follows the Town's remodel checklist.

Why does my Los Gatos kitchen need wiring for an electric range?

Town Ordinance 2380 calls for electric-range readiness when kitchen circuits are added or altered under an electrical permit. We plan that wiring in.

My Los Gatos house was built before 1941. Does that matter for a kitchen?

The Town treats such homes as potential historic resources. Interior work is typically simpler, but exterior changes get closer design review.

Which R&B office serves Los Gatos?

Los Gatos projects are run from our Cupertino office at 10080 N Wolfe Road, Suite SW3-200, Cupertino, CA 95014; visits are by appointment at (650) 562-6324.

What contractor license does R&B hold?

R&B Master Construction Inc. is licensed under CSLB #1158657.

Does a new kitchen window in Los Gatos need Planning approval?

Often it does, because it changes the exterior. We check with the Town before finalizing drawings so the building permit is not held up.

Can hillside access affect a Los Gatos kitchen project?

It can influence how slabs and cabinets are delivered and where materials are staged, so we look at the driveway and street during the first visit.
