Much of Los Altos was built in the two decades after World War II, and many of those single-story ranch homes have closed kitchens and original-era electrical service. We redesign the room and handle the City submittal.

Los Altos kitchens, era by era.
Postwar Los Altos houses usually put the kitchen behind a wall from the living area. Opening it up typically means a beam and more circuits, which our architect shows on the plans before any pricing is final.
Older bungalows from the town's early railroad years, including homes around Los Altos Park and Loyola Corners, have smaller rooms where nearly every layout change touches structure. We document original details before demolition.

Electronic submittal
We send the plans and application to the Los Altos Building Division electronically, as the City requires.

Original-era service is checked so added appliances and lighting have the capacity they need.
Construction and inspections
Our crew builds the kitchen and attends each required City inspection.

Los Altos and kitchen permits.
The City of Los Altos Building Division accepts plans and applications electronically and no longer takes paper sets, while design review applies to exterior changes.
- Interior or exterior. An interior-only kitchen does not trigger the City's R1 design review, but a new window wall or exterior change does.
- Submit by email. We send the plans, supporting documents and application to the Building Division's permit inbox.
- Inspect and finish. Rough inspections happen with walls open, and a final inspection closes the permit.

Does an interior Los Altos kitchen remodel need design review?
No. R1 design review applies to exterior alterations, additions and new houses. A kitchen that adds a window wall would fall under it.
How are Los Altos kitchen plans submitted?
Electronically to the Building Division, which no longer accepts paper sets. We prepare and send the submittal for you.
Can the wall between my Los Altos kitchen and living room come out?
Often, with a properly sized beam. Our architect confirms the structure and shows the beam on the drawings.
